What types of rental contracts are available at OurDomain Diemen?

Young Professional Contract

  • Duration: Minimum 1 year, maximum 5 years
  • Notice Period: 1 month
  • Eligibility: You must be under 28 years old at the start of the lease.

PhD Contract (only universities in the Netherlands)

  • Duration: For the duration of your doctorate
  • Notice Period: You may give notice at any time with a minimum notice period of 1 month
  • Eligibility: You must be at least 18 years old and no older than 27 at the time of signing the contract.

Student Contract - Short stay

(only universities in the Netherlands)

  • Duration: Minimum 3 months, max 1 year
  • Notice Period: n/a

University Contract
Some of our apartments are contracted by universities to provide staff and temporary (exchange) students with a short-stay lease period.

What are the qualification criteria for OurDomain?

To qualify for a rental at OurDomain ,applicants must meet specific criteria, including income requirements, credit history, and age restrictions where applicable. For full details on the qualification criteria, please refer to our CRITERIA.

How do we prevent housing discrimination?

When allocating our homes, we use robust and tested processes that are aimed at preventing housing discrimination. We make every effort to ensure that no unjustified distinction is made between prospective tenants when renting out our properties. One of the ways we do this is by training our employees about what is and isn't the selective criteria, for example we have some homes which are allocated as student accommodation only. More detail can be found in the section: ‘Objective selection criteria’.

When we work with third parties to offer housing, we also ensure that they also have robust processes in place that are aimed at preventing housing discrimination. Furthermore, we regularly assess whether our policies have the desired outcome in practice and whether our processes can or should be further adapted and tightened.

Below we explain in more detail the processes we have in place.

First come first served

In principle, we work on a first come first served basis when offering our homes. We use a digital and automated system to do this. The prospective tenant who was the first to register for the property (completing all relevant forms and confirmed via email) will be accepted in the first instance.* The prospective tenant’s application is then checked it meets the objective selection criteria that applies to the property applied for.

If the prospect meets the objective selection criteria, a rental agreement will be concluded with them in principle. However, this is dependent on previous experience with the prospective tenant. We reserve the right not to enter into a rental agreement if we find there have been previous negative experiences in relation to the prospect.

If no rental agreement is concluded with the first accepted prospect, we will inform the person/persons by e-mail and outline the reasons for this decision. The property is then advertised again and the above outlined process begins again.  

*Note: the accepted prospect is provisionally accepted pending final checks and supply of all information requested.

Exceptions to the above process:

In the past, one development in Diemen, had a waiting list. Prospects could be placed on the waiting list via an application form. If a property became available, the prospect highest on the list was approached first (e.g. prospect numbered 1). We are no longer accepting new prospects on to this waiting list.

Due to the contractual obligations of this waiting list, whilst there are still ‘active’ prospects on the waiting list (i.e. prospects are still interested in renting a property at this location), housing will be allocated to the suitable prospective tenant with the highest rank. Once there are no longer any ‘active’ prospects on this list, this waiting list will no longer be in operation and we will revert to the first come first served principle at the Diemen location.

Objective selection criteria

When assessing whether a prospect is suitable, we use objective selection criteria. When a property is advertised, we state which criteria applies to that property so that all prospects can make an informed decision as to whether they are a suitable tenant for this type of property.

The criteria may vary from property to property. An example would be student accommodation. If a property is intended for students, the conditions are that the prospect is enrolled at an educational institution and is actively studying. Some of our properties require a Housing Permit and this is stated. If a property requires a Housing Permit, a prospect must be eligible for the permit outlined.

Greystar will never request information about or select prospective tenants on the basis of ethnic or cultural background, religious identity, political preference, sexual orientation or physical/mental health.

Deposit information

For an extended stay, the deposit is equivalent to 2 times the base rent. For a short stay, the deposit is set at €1500. This deposit ensures the protection of the property during your stay and is refundable upon check-out, provided there is no damage to the property.


Apartment reservation and application process

Apartments are leased on a first-come, first-served basis. Your apartment is only reserved after the application fee of €100 has been paid. Once you reserve a unit, you must complete the application form and upload the required documents within 72 hours.

Please note, reserving an apartment and paying the application fee does not automatically guarantee your application is accepted. After completing the application form and uploading all necessary documents, your application will be reviewed. Greystar reserves the right to reject any application.

The €100 application fee is non-refundable, regardless of the outcome of your application. However, if your lease agreement is signed, the €100 fee will be credited towards your first month's rent.

Once your application is processed, a contract will be provided. After signing the contract and paying the deposit, OurDomain will countersign the agreement. Your rental contract is only final once it has been countersigned by OurDomain. Please ensure you sign the contract and pay the deposit within 72 hours.

Important: Please do not use your mobile phone to pay the application fee or deposit. We recommend using a desktop computer or the computer available in our leasing office for payment.

Application fee

The application fee is €100. OurDomain reserves the right to reject any application. Once the €100 fee is paid, the apartment will be taken offline and put on hold for you to complete the registration process.

Please note that the €100 application fee is non-refundable. However, it will be deducted from your first month's rent if your lease agreement is signed.

Which documents do I need to provide for my application?

To qualify for a rental at OurDomain, applicants must meet specific criteria, including income requirements, credit history, and age restrictions where applicable. For full details on the required documents, please refer to our REQUIRED DOCUMENTS.

The apartment I desire is not available, can you keep me updated on availability?

OurDomain apartments are leased on a first come, first serve basis. You can sign up to get notified when the apartment you desire comes available.

Please note that new units can become available every day on a first come, first serve basis, so please visit our website frequently.

Are pets allowed in OurDomain?

Pets are not allowed in OurDomain Diemen.

Is it allowed to live together with someone in any apartment?

Yes, this is allowed in any apartment, apart from Superior Studios. Please note there are additional service charges for additional residents in your apartment. Therefore, you will need to specify the number of residents (and update us during your lease if this changes).

Can we share the income requirements, in case we will live together in an apartment?

Only for the minimum required income to live at OurDomain (net income of 2x monthly base rent), the income of a spouse or domestic partner can be taken into account. 

Can someone else guarantee my application, as I cannot meet the income criteria myself?

Please note that we do not accept guarantors. Your own income must meet these income criteria to qualify for a rental.

What if I suddenly become unemployed? Can I still live here?

Yes, if you are still able to pay your base rent and service costs.

Can I get a floorplan of the apartments?

Yes, you can find these via the apartments page.

Can I also invite friends and family to make use of the communal areas?

Yes, of course! You can always invite friends and family. However, if you invite more than 4 persons we ask you to inform at the service desk if this is possible. For example, in the case of a birthday party. Please note that you are fully responsible for your guests.

Am I allowed to sub rent my apartment, for example with a platform like Airbnb?

No, this is not allowed. Please note that this might lead to immediate termination of your contract and a high financial claim as described in the General Terms & Conditions.

Is it allowed to smoke in my apartment?

Smoking is prohibited in OurDomain and allowed in the designated outdoor areas only.

Is it allowed for a guest to stay overnight in my apartment?

Of course, it is permitted for guests to stay occasionally, as long as no nuisance is caused. Please note that you are fully responsible for your guests.

Is there internet in common areas?

Yes, you can use our high speed Wi-Fi in the common areas.

Is it allowed to adjust something in my apartment?

No, modifying the construction of the apartment is not permitted. Drilling holes in the walls is also prohibited. All apartments come with picture rails, which you can use to personalize your space.

Please note that it is strictly forbidden to hang anything from the sprinkler system pipes or to interfere with the sprinkler heads or smoke detectors.

BKR registration requirement for future tenants


BKR Registration Requirement for Future Tenants

As part of our tenant screening process, all future tenants are required to provide a recent BKR (Bureau Krediet Registratie) statement. The BKR registration helps us ensure that applicants have a reliable credit history.

Why is the BKR registration required?

The BKR registration provides us with important information about your financial history, ensuring that you are in a position to meet your rental obligations. By requesting this information, we aim to create a fair and transparent process for all parties involved.

How to submit your BKR statement:

The BKR statement must be no older than 3 months.

You can easily request your BKR overview online through the official BKR website. Once requested, you can download and submit the statement to us as part of your application.

What if you do not have a BKR registration?

If you do not have a BKR registration (for example, if you have recently moved to the Netherlands from abroad), we kindly ask that you submit a screenshot of your current status. This will help us verify that no BKR registration exists under your name.

What is included in the service costs?

The service costs include recoverable service costs and non-recoverable service costs. 

The recoverable service costs are variable costs such as security, cleaning, landscaping, waste removal and utilities for public areas. You will pay a monthly advance which will be settled for the previous year in April each year. 

The non-recoverable service costs are a fixed amount for amenities and services such as service desk, gym membership, outdoor sports facilities, use of lounges, game room, clubrooms, gardens and terraces. 

The above does not apply for short stay contracts which are all inclusive.

Will the rent increase every year?

Yes, you will receive a letter in April confirming the annual rent increase, which will take effect on July 1st.

How do I stop my rental agreement? Can I already do this in my first year?

After the minimum stay of 12 months, you can give notice with a minimum of one calendar month in advance by sending an email to the service desk.

Please note that your termination is only final once you have received written confirmation from OurDomain. For more details, please refer to the General Terms & Conditions.

Please note: No termination is possible for short stay contracts.

Is there secured parking for my bicycle, car, scooter and/or motorbike?

Yes, there is one bicycle spot reserved per apartment in the indoor parking. There is a limited number of additional bicycle parking spots available for bicycles, scooters, motorbikes and cars.

In our online leasing system, you can select any of these spots as a rentable item, if available. If there is no availability or if you desire to rent a spot at a later stage, please contact the service desk.

Terms & Conditions OurDomain Parking

Is extra storage space available for my personal items?

Yes, in each building there are a limited number of storage rooms available for rent. Sizes vary from 1 to 12 m².

In our online leasing system, you can select any of these storage rooms. If there is no availability or if you desire to rent a locker at a later stage, please contact the service desk.

Is it possible to move within OurDomain?

Yes, moving within OurDomain is possible under certain conditions:

  • Moving from Extended Stay to Extended Stay: This is allowed, and you can transfer to another Extended Stay     apartment within OurDomain.
  • Moving from Extended Stay to Our Campus (or vice versa): This is also possible, allowing flexibility between different types of apartments within OurDomain.
  • Moving from or to Short Stay: Unfortunately, it is not possible to move to or from a Short Stay apartment within OurDomain.

Please note that we do not offer priority for internal moves. You will still need to submit a new application online. Your documents will be reassessed, and you must meet the qualification criteria again for the new apartment.

Do you have facilities for children?

No, OurDomain Amsterdam Diemen does not offer any facilities for children.

How do I organize my utilities?

Your internet (wired & wireless) is included in your service charge.

Water: an advance payment is included in your service charge and will be settled each year based on actual use.

Heating is provided via a central city heating system operated by Eteck. Upon your move-in date we will provide you with a contract with Eteck. Eteck will invoice you a monthly advance, which they will settle annually or upon move-out based on your actual consumption.

Electricity: an advance payment is included in your service charge and will be settled each year or upon move-out based on actual use.

Short stay contracts are all-inclusive; utilities are not subject to advance and settlement.

Will students live at OurDomain Amsterdam Diemen?

OurDomain Amsterdam Diemen is targeting young professionals and PhD-ers that meet the qualification criteria and not students. Obviously, a co-occupant may be a student and/or a resident can become a student (again) after move-in.

Some of the apartments at OurDomain Amsterdam Diemen are leased in collaboration with universities, to provide their staff and temporary (exchange) students a short stay lease of maximal 12 months. Individual students are welcome to rent a private studio at the adjoining OurCampus Amsterdam Diemen (www.ourcampus.nl).
