What types of contracts are possible for OurDomain Amsterdam South East?

Contract types East House

  • Young Professional & Student contract: minimum 1 year, maximum 5 years with one-month notice

Criteria:

- You have been enrolled at an educational institution (MBO/HBO/WO), study proof required. Alternatively, you work or study at Amsterdam UMC (no educational requirement)

- You are at minimum 18 years old, and maximum 27 years old at the moment of move-in

- You are a student, or (self)employed

- This contract type is possible for the furnished studio's in the East House of OurDomain Amsterdam South East

  • Professional Contract, fixed term of minimal 12 months, maximal 24 months

Criteria:

- You have been enrolled at an educational institution (MBO/HBO/WO), study proof required. Alternatively, you work or study at Amsterdam UMC (no educational requirement)

- You are at minimum 28 years, there is no maximum age restriction for this contract type

- You are a (self)employed

- This contract type is only possible for Executive Plus studio’s

  • PhD-contract (rental contract for the period of your doctorate). This contract is only possible for Executive Plus studio’s

Contract types North & West House

  • Contract type 1

1 Tenant (+ optional co-occupant)

Gross monthly income (excl. holiday allowance, bonus, etc), minimum 3,5 x base rent

Co-occupant can be added or removed or changed during the lease contract, a new contract then needs to be signed

  • Contract type 2

2 Tenants

Combined gross monthly income (excl. holiday allowance, bonus, etc), 4 x base rent

Both signing the contract

One of the tenants cannot be changed or removed; in this case a new contract needs to be signed (only possible if in the new situation, income requirements met)

  • Working status

Working contract, older than 3 months

ZZP-er, registered minimum for 1 year in KvK

What are the conditions for renting an apartment at OurDomain?

This varies between the buildings.

  • East House

Your age, education and income are important in East House

  • North & West House

In North and West House there are different rules; these are free market rental apartments and in that case minimum income rules apply. Your age and income are important in North and West House.

How can I apply for an apartment?

  • Apartments are leased on a first come, first served basis. Your apartment is only secured after you have settled the application fee. Once you have selected an apartment, you need to complete the application form and upload documents within 72 hours.

 

  • Reserving an apartment (and paying the application fee) does NOT automatically mean your application is accepted. Once you have finalised the application form and uploaded the required documents, the application will be processed. Greystar is entitled to reject any application. The application fee will only be refunded if the application is rejected based on grounds other than those stated in the qualification criteria.

 

  • Once your application has been processed, a contract will be issued. After you have signed the contract and paid the deposit, OurDomain will countersign the contract. Your rental contract is only definite once countersigned by OurDomain. Please note that you need to sign the contract and pay the deposit within 72 hours.

How to book your apartment?

  • There are different categories available

5. Fill in all fields marked with a star

  • Please note that you need to tick, even if you do not have a middle name, and choose “title”
  • Here you also need to upload all required documents. You can upload more than one document if necessary
  • A picture for the ID-card is mandatory, this is a selfie that we will apply to your resident ID card

6. Pay the €100 application fee to submit your application.

  • Please note that the apartment is only reserved for you and taken offline as soon as the €100 is paid
  • Please only pay the €100 one time and wait for the confirmation of the payment, do not click away the pop-up payment screen

7. Wait for your documents to be reviewed by the leasing team

  • We will review them as soon as possible and get back to you. This might take up to 3-4 working days
  • You will then receive further instructions on how to pay the deposit

8. Pay the deposit 

  • Please note the deposit needs to be paid within 72 hours after your application is approved

9. Sign the contract digitally in your account – we will countersign and then your lease is complete

10. Time to celebrate: you just got a new apartment at OurDomain Amsterdam South East!

11. We will keep in touch and inform you at a later moment about the move-in process

What is the deposit?

A deposit needs to be paid before the lease agreement will be countersigned. Payment of the deposit will happen in the application process, after your application has been approved. The deposit is equal to 2 times the base rent of the apartment.

What is the amount of the application fee?

The application fee is €100. OurDomain reserves the right to reject an application. As soon as the €100 is paid, the apartment goes offline and is put on hold for you to complete the registration. The application fee is non-refundable, but is deducted from the first month's rent.

How does the process work after everything has been signed?

We will contact you to schedule the exact move-in date. The move-in date will usually be the first week of your lease term. Your first month's rent will be calculated pro-rata based on your move-in date.

What is the exact date on which I can move in?

You will be assigned a move-in date and time after signing your lease contract. The initial move-in date shown in your online leasing account is just an indication. Of course we will do our utmost to take your preferences into account, however we will schedule based on availability (first come, first served).

Will the rent increase every year?

Yes, you will receive a letter in April confirming the annual increase as per the following July.

How do I end my rental agreement? Can I do this in my first year?

After the minimum stay of 12 months, you can give notice of one calendar month in advance (minimum) by sending an email to the Service Desk. Please note that your termination is only definite once you have received an email confirmation by OurDomain. Please check the General Terms & Conditions.

What happens after I have registered? How does the allocation of apartments work? 

Registration is on a first-come, first-served basis. If your preferred type of apartment is available and you satisfy the criteria, then you are included in the letting process. The leasing process takes place digitally/ online via our website and our leasing system Rent Café.

Will I be eligible for rent subsidy?

That depends on your age, income and apartment type. You can visit the website of the tax administration (Belastingdienst) to see if you are eligible, and to calculate the amount.

In East House we offer regulated studios (below the rental limit) and free market studios.

In North and West House we only offer free market apartments.

Free market housing is not eligible for rent subsidy.

How much rent subsidy can I get?

That depends on your age and income. If you visit the website: here you can see whether you are eligible, and calculate the amount. There they will ask for the basics of the non recoverable service costs per month.

The service costs are as following:  

Cleaning costs for public spaces               € 10.00

Energy costs for public spaces                  € 7.50

Maintenance costs                                           € 10.00

Use of public spaces & facilities               € 2.50

Total                                                                         € 30.00

How do we prevent housing discrimination?

When allocating our apartments, we use robust and tested processes that are aimed at preventing housing discrimination. We make every effort to ensure that no unjustified distinction is made between prospective tenants when renting out our properties. One of the ways we do this is by training our employees about what is and isn't the selective criteria, for example we have some apartments which are allocated as student accommodation only. More detail can be found in the section: ‘Objective selection criteria’.

 When we work with third parties to offer housing, we also ensure that they have robust processes in place that are aimed at preventing housing discrimination. Furthermore, we regularly assess whether our policies have the desired outcome in practice and whether our processes can or should be further adapted and tightened.

First come first served

In principle, we work on a first come first served basis when offering our apartments. We use a digital and automated system to do this. The prospective tenant who was the first to register for the property (completing all relevant forms and confirmed via email) will be accepted in the first instance.* The prospective tenant’s application is then checked if it meets the objective selection criteria that applies to the apartment that has been applied for.

If the prospective tenant meets the objective selection criteria, a rental agreement will be concluded with them in principle. However, this is dependent on previous experience with the prospective tenant. We reserve the right not to enter into a rental agreement if we find there have been previous negative experiences in relation to the prospective tenant.

If no rental agreement is concluded with the first accepted prospect, we will inform the person/persons by e-mail and outline the reasons for this decision. The property is then advertised again and the above outlined process begins once more.  

*Note: the accepted prospect is provisionally accepted pending final checks and supply of all information requested.

Exceptions to the above process:

In the past, one development in Diemen, had a waiting list. Prospects could be placed on the waiting list via an application form. If a property became available, the prospect highest on the list was approached first (e.g. prospect numbered 1). We are no longer accepting new prospects on to this waiting list.

Due to the contractual obligations of this waiting list, whilst there are still ‘active’ prospects on the waiting list (i.e. prospects are still interested in renting a property at this location), housing will be allocated to the suitable prospective tenant with the highest rank. Once there are no longer any ‘active’ prospects on this list, this waiting list will no longer be in operation and we will revert to the first come first served principle at the Diemen location.

Objective selection criteria

When assessing whether a prospect is suitable, we use objective selection criteria. When an apartment is advertised, we state which criteria apply to that apartment so that all prospects can make an informed decision as to whether they are a suitable tenant for this apartment type.

The criteria may vary from property to property. An example would be student accommodation. If a property is intended for students, the conditions are that the prospect is enrolled at an educational institution and is actively studying. Some of our properties require a Housing Permit and this is stated. If a property requires a Housing Permit, a prospect must be eligible for the permit outlined.

Greystar will never request information about or select prospective tenants on the basis of ethnic or cultural background, religious identity, political preference, sexual orientation or physical/mental health.

Can I also come and live here with a friend?

There are some share-apartments in North and West House. These are 2 Bedroom Superior apartments with a shared living room and 2 bedrooms, each with its own bathroom. So these are suitable for friends.

I’m a (Young) Professional, can we share the income requirements, in case we will live together in an apartment?

Studios:

  • Only the main tenant’s income is taken into account.

1 and 2 bedroom apartments

  • Yes this is possible. With two tenants you’re combined gross income (excl. holiday allowance, bonus etc.) needs to be 4 x base rent. Please see the Criteria page for more information.

I’m a (Young) Professional, can someone else guarantee my application, if I cannot meet the income criteria myself?

For OurDomain Amsterdam South East we do accept guarantors, if you meet the following criteria’s;

  • Guarantor must be an EU citizen
  • Guarantor must be >21y
  • Tenant must meet at least 50% of income requirement themselves, guarantor could make up for the remaining 50%
  • Guarantor needs to earn 4 times the base rent

I’m a (Young) Professional, what if I suddenly become unemployed during my stay? Can I still live here?

Yes, if you are still able to pay your base rent and service costs.

Can couples live together in OurDomain?

In apartments with a surface area greater than 26.5 m2 it is permitted for two people to live together. In that case we charge an extra surcharge in the service costs. This is because you can be expected to use more energy and the second person will also make use of all the services and facilities.

I graduated three years ago at the HBO. Can I register too?

Yes, you can register for all apartments, provided you also satisfy the other criteria.

Can I also register if I am only starting to study in a few months?

You need a valid course registration in order to be eligible. The apartments in East House are delivered this summer and are especially available for Students & Young Professionals.

APARTMENT INFO

Are the apartments all furnished or unfurnished?

  • All studio’s in East House are furnished
  • All studio’s and 1 and 2 bedroom apartments in North and West House are unfurnished but finished with PVC flooring and wall covering.

All the apartments in East House are fitted out with high quality vinyl wood flooring, wall finishing, picture rails (and/or shelves) and curtains. When you select an apartment in our online leasing system, you will find information on the specific furniture package.

I would prefer to bring my own furniture, instead of a furnished studio, is that possible?

  • All the studios in East House are furnished. Naturally, you can always add your own small items of furniture, decoration and accessories.
  • In North and West House the apartments are unfurnished. The apartments will be equipped with a modern kitchen and bathroom, and with floor and wall coverings.

Can I obtain a floorplan of the apartments?

Yes, you can find these via the apartments page. You can also reach out to the onsite team, we are here to assist you.

Can I also invite friends and family to make use of the common areas?

This is possible, but in moderation. The spaces are in the first instance for our residents. You can always invite friends and family. However, if you invite more than 2 persons, we ask you to inform the service desk if this is possible. Please note that you are fully responsible and liable for the behavior of your guests.

Am I permitted to sublet my apartment, for example via a platform such as Airbnb?

No, this is strictly prohibited. Please note that this might lead to immediate termination of your contract and a large financial penalty as described in the General Terms & Conditions.

Is it allowed for a guest to stay overnight in my apartment?

Of course, it is allowed for guests to stay occasionally, as long as no nuisance is caused. Please note that you are fully responsible and liable for the behavior of your guests.

Are pets allowed in OurDomain Amsterdam South East?

Pets are not allowed in the East House.

North and West House are pet friendly - allowing you to have a maximum of 2 pets per apartment, of which maximum 1 dog. We do have breed restrictions. The monthly cost per pet is 15 euros. For more information please contact our onsite team.

Is it permitted to adjust something in my apartment?

No, this is not permitted in terms of construction. It is also not permitted to drill holes in the walls. All the apartments are equipped with picture rails or shelves, which you can use to personalize your apartment. Please note that it is strictly prohibited to hang anything from the sprinkler installation or to tamper with the sprinkler heads or smoke detectors.

Is it permitted to smoke in my apartment?

Smoking is prohibited in all buildings and communal areas and only permitted in the designated outdoor areas.

Is it also child-friendly?

In North and West House there are apartments which are primarily designed for 1 and 2 person households. Starting families can also live here, but there are no special facilities for children.

AVAILABILITY

The apartment I desire is not available, can you keep me updated on availability?

OurDomain apartments are leased on a first come, first served basis. You can sign up to get notified when the apartment you desire comes available. Please note that new units can become available every day on a first come, first served basis, so please visit our website frequently.

What is included in the service costs?

The service costs include recoverable and non-recoverable service costs and services. The recoverable service costs are variable costs such as security, cleaning of communal areas, electricity, water, landscaping and utilities for public areas. You will pay a monthly advance payment which will be settled for the previous year in July each year. The services are a fixed amount for amenities and services such as a service desk, gym membership, use of lounges, games room, gardens and terrace. You cannot choose to exclude any of the services that OurDomain offers.

How do I organise my utilities?

  • Highspeed (wireless) internet (max 900 Mb) is included in your service charge
  • Water: an advance payment is included in your service charge and will be settled each year based on actual use
  • Electricity: an advance payment is included in your service charge and will be settled each year or upon move-out based on your actual use. All electricity at OurDomain is 100% sustainable (wind or solar powered)
  • Heating is provided via a central city heating system operated by Eteck. Upon your move-in date we will provide you with a contract with Eteck. Eteck will invoice you a monthly advance payment, which they will settle annually or upon move-out based on your actual consumption

Is there internet in common areas?

Yes, you can use our high speed Wi-Fi in the common areas.

Is there secured parking for my bicycle, car and / or scooter?

Yes, there is one bicycle space reserved per apartment in the covered bicycle parking, this is included in your rent. There are a limited number of additional parking spaces available for bicycles, scooters and cars. To find out more about availability please contact the service desk.

Can I park my car at OurDomain? If so, what does this cost?

  • There is a car parking underneath OurDomain, with circa 400 parking spaces. Contact us if you are interested in renting one. The car parking is also available for visitors at a reasonable hourly parking tariff.
  • OurDomain Amsterdam South East is situated next to Holendrecht station, with a good train and metro connection, so there is little or no need for private cars. For residents who make occasional use of a car it will be possible to use shared electric cars or e-bikes.

Activities are also going to be organised; are these compulsory?

Activities will be organised regularly in and around OurDomain. Naturally, participation in the activities is not compulsory

I don't use the services of OurDomain. Can I eliminate the service costs?

OurDomain is a total concept in which you rent an apartment with many services and facilities. The costs per resident are limited by highly competitive procurement and economies of scale. This is a fixed component for all tenants

What are the monthly costs for Eteck?

The monthly cost for Eteck is dependent on the usage. You can see your monthly usage in the Eteck app, and you will be able to adjust your monthly payment accordingly.

On average, the costs for Eteck in East House are approximately €72 a month. For North and West House this is approximately €84 a month for an apartment smaller than 60m2 and €102 for an apartment bigger than 60m2.

Where is Amstel III?

Amstel III is situated between the Amsterdam Arena and the Amsterdam UMC, location AMC (close to the A2 and A9 motorways). Among other things it is known for the Ziggo Dome, AFAS Live, Johan Cruijf Arena, IKEA, etc. It is a former office district which is being transformed over the coming years into a mixed development of housing, work, businesses, leisure etc

What is happening in Amstel III?

Over the coming years it will become a 24/7 residential area, an important expansion location for the municipality of Amsterdam and South East, see above.

What other developments are taking place in the area?

There are new initiatives such as a park (Spoorpark) between OurDomain Amsterdam South East and Holendrecht Station, there are many new (creative) breeding places for young entrepreneurs, and a lot of new homes will be built in the area over the coming years. There are also opportunities for young entrepreneurs, thanks to the new commercial spaces that are available, and there will be more shops, special cycling and walking routes, green spaces/ parks, benches and space for sport and recreation. Under the name of 'HOBU', Pop-Up City, Vinger.nl and We The City will give the area new energy at the behest of the municipality. https://hobu.amsterdam/

Can I pay in instalments?

Yes, you can pay in instalments of 12 or 36 months.

  • Age between 18 and 72
  • Interest is 10% on a yearly basis
  • People can choose between 12 and 36 months
  • Automatic collection on the 1st of the month
  • Living at a Dutch address
  • Having a fixed monthly income of 1100 (single) or 1400 (with partner) is mandatory
  • Dutch bank account

This is a personal loan, business loans are not accepted. Customers have to be Dutch and will be screened by Santander. Loans are possible up to an amount of 12.500 euros. Paying ahead without a fine is possible.

Can I select different sizes of beds?

Yes, there is a dropdown menu where you can choose between 120cm, 160 cm and 180cm.

Can I only select some of the items and exclude some others, for example in the household package?

Can I choose the colours of the furniture/bed sheet/curtain packages?

Curtains only come in one colour, but the measurements will be custom made for each apartment. (the colour is green/blue).

Do the curtains fit all apartments?

Yes, the curtains are custom made to fit every room.

Can I order different types within the bed sheet package? (2 small blankets rather than one big one)

Can I order after December? How long is the delivery?

Can I order other pieces of furniture displayed on the website but not in the furniture package?

Yes, you can also choose to buy a single item. On the website you can see what items we sell separately. Seen something else you like on the website but cannot find it? You can always contact us via service@risor.eu or via telephone number +31 (0) 20 244 3675 to check the possibilities.

Who is responsible for repairs in case my furniture or appliances (washing machine/dryer/vacuum cleaner) gets broken?

Risor provides a 1 year guarantee, but there will be regulations as to what will be covered. Please contact Risor at service@risor.eu and they will handle these requests case by case.

Is there a guarantee for the furniture? How long is the guarantee?
